Yas Acres by ALDAR Case Study
Geobit Group supplied BETOFLEX® waterproofing and concrete protection materials for Yas Acres, a premium villa community by ALDAR Properties on Yas Island, Abu Dhabi. The scope encompassed below-grade foundation waterproofing with PVC waterstop joint treatment, polymer-modified cementitious tank linings for community water reservoirs, spray-applied polyurea coatings for utility structures, and flowable micro-concrete for structural repairs.

High Water Table & Diverse Infrastructure Scope
Yas Island's reclaimed land features a high saline water table, requiring robust below-grade waterproofing for villa foundations, utility tunnels, and community water storage reservoirs. The diverse infrastructure scope demanded multiple specialized waterproofing chemistries—from rigid cementitious coatings for potable water tanks to flexible polyurea linings for utility chambers.
Multi-System Waterproofing & Concrete Protection
Villa foundations employed BETOFLEX® PVC Waterstops at all construction joints with cast-in-place center-bulb profiles. Community water tanks were lined with BETOFLEX® Slurry C-20 two-component polymer-modified cementitious coating applied at 2mm DFT. Utility pump chambers and manholes received BETOFLEX® Pure Polyurea HP spray-applied lining for chemical and abrasion resistance. Structural honeycombing was repaired using BETOFLEX® MicroCrete flowable micro-concrete (compressive strength >60 N/mm² at 28 days).
Inspection & Testing Protocol
Water tanks underwent 72-hour hydrostatic flood testing per ASTM D5957 before commissioning. PVC waterstop joints were inspected for alignment and embedment depth prior to concrete pour. Polyurea lining thickness was verified using ultrasonic DFT gauges. Adhesion pull-off tests on cementitious coatings confirmed bond strength per ASTM D4541.
