Il Primo by EMAAR Case Study
Geobit Group delivered a comprehensive BETOFLEX® waterproofing package for the Il Primo ultra-luxury tower by EMAAR in Downtown Dubai. Working alongside structural engineering consultants and the main contractor, our specialized membrane and primer systems were applied to protect the deep basement levels and podium wet areas against hydrostatic pressure and moisture ingress.
The multi-level basement substructure required a fully bonded SBS-modified bitumen membrane system combined with self-adhesive membranes at critical transition zones. Protection boards were installed to shield the waterproofing layers during backfill operations.
Technical Specifications & Execution
Deep Basement Hydrostatic Protection
The tower's multi-level basement extends well below the regional water table, exposing reinforced concrete retaining walls and raft foundations to sustained hydrostatic pressure. A dual-layer SBS-modified torch-on membrane system was applied over primed substrates, with protection boards installed prior to controlled backfilling.
Podium & Wet-Area Membrane Systems
Elevated podium decks and wet-area zones received self-adhesive membrane applications at complex geometric transitions, including upstands, pipe penetrations, and movement joints. This approach eliminated the need for open-flame torching in occupied areas while maintaining full substrate adhesion.
Quality Verification & Testing
Over 45,000 square meters of membrane systems were installed under documented quality protocols. Each application zone underwent flood testing and adhesion pull-off verification to confirm substrate bond strength and waterproofing continuity prior to topping slab placement.
