Four Seasons Private Residences Case Study
Geobit Group supplied BETOFLEX® roofing waterproofing and thermal insulation materials for the Four Seasons Private Residences on Al Maryah Island, Abu Dhabi. The scope encompassed torch-applied bitumen membrane roofing systems, spray polyurethane foam insulation, and XPS thermal insulation boards for villa roof assemblies subject to extreme solar radiation and diurnal thermal cycling.

Technical Specifications & Execution
High Solar Radiation & Thermal Loading on Villa Roofs
Luxury villa roofs on Al Maryah Island are subjected to solar radiation intensities exceeding 6 kWh/m²/day and roof surface temperatures approaching 80°C. Without high-performance thermal insulation and robust waterproofing, roof assemblies experience accelerated membrane degradation and excessive HVAC energy consumption.
Multi-Layer Bitumen Membrane & Spray Foam Insulation
Roof slabs were primed with BETOFLEX® Bitumen Primer and waterproofed using a double-layer torch-applied BETOFLEX® APP Membrane system (4mm nominal thickness per layer). The insulation envelope incorporated BETOFLEX® SPF Insulation (spray polyurethane foam, K-value 0.022 W/m·K) for complex geometries, supplemented by BETOFLEX® XPS Boards (compressive strength >300 kPa) on flat deck areas, achieving the targeted roof U-value.
Inspection & Testing Protocol
Each roof section underwent 48-hour flood testing prior to insulation placement. Adhesion pull-off tests on the membrane-to-substrate bond were conducted per ASTM D4541. Thermal imaging surveys verified continuous insulation coverage with no thermal bridging at parapets, penetrations, or drainage outlets.
